White Victorian shotgun house with gingerbread trim and a wide front porch in Mid-City, New Orleans

Mid-City

Historic core · single-family generally ~$300K to $700K

Mid-City is one of New Orleans' most historic and culturally vibrant neighborhoods. Centrally located in the heart of the city, it offers convenient access to Interstate 10, Downtown, the French Quarter, and many of the region's major employment centers. The housing stock is wonderfully diverse, center-hall cottages, shotguns and doubles dating back more than a century sit alongside renovated historic homes and newer infill construction, which keeps a range of price points in play for first-time buyers and seasoned owners alike.

Residents enjoy direct access to City Park, one of the nation's largest urban parks, with golf, museums, botanical gardens, and miles of walking trails. The Lafitte Greenway connects the neighborhood to Downtown and the French Quarter by bike or on foot. Add the locally owned restaurants, neighborhood bars, and year-round cultural events, and you get a community that suits buyers who want an active, authentic, walkable urban lifestyle, and are willing to fall in love with a home that has real history in its bones.

Lakeview

Established & rebuilt · homes generally ~$450K to $1M+

Lakeview is one of New Orleans' most desirable residential neighborhoods, with much of its housing stock rebuilt or substantially renovated following Hurricane Katrina. The result is a well-maintained, attractive streetscape that blends newer construction, custom homes, and established residences, which makes it a favorite for buyers who want modern systems and finishes without leaving the city. Larger lots and new construction are common, and inventory tends to draw families and professionals trading up.

Located just minutes from Lake Pontchartrain, residents enjoy easy access to the lakefront, local marinas, and the walking and biking paths along the Lakeshore. The neighborhood has its own roster of restaurants, coffee shops, and businesses, plus quick connections to Metairie, Downtown, and major transportation corridors.

Black Pearl & East Carrollton

Uptown enclaves · homes generally ~$500K to $1.2M+

Black Pearl and East Carrollton are neighboring Uptown communities that blend historic character, walkability, and access to some of the city's most desirable amenities. Set near the Mississippi River, they're defined by mature oak-lined streets, historic homes, and a strong sense of community. Residents enjoy quick access to Audubon Park, walking, biking, a round of golf, or a day at the zoo, and both the St. Charles Avenue streetcar and the Carrollton corridor put Downtown and the French Quarter within easy reach.

East Carrollton sits beside Oak Street, one of New Orleans' best commercial districts, known for local restaurants, coffee shops, neighborhood bars, live-music venues, and independent businesses. Proximity to Tulane and Loyola keeps the area lively while the residential streets stay established and rooted. The mix of historic architecture, outdoor recreation, dining, and transit makes these blocks a magnet for buyers who want a walkable urban lifestyle with classic New Orleans character.
